About AmortizeHub
AmortizeHub is an independent collection of loan and mortgage calculators. The goal is simple: give you the numbers you need — monthly payment, interest, payoff date and a full amortization schedule — without an account, a sales call or a page full of pop-ups. Every tool runs entirely in your browser and every schedule is built to print cleanly.
How the numbers are calculated
Fixed-rate loans use the standard amortization formula:
M = P × [r(1+r)n] / [(1+r)n − 1]
where P is the principal, r is the annual rate divided by 12 and n is the number of monthly payments. The schedule is generated month by month: interest is charged on the current balance, the rest of the payment reduces principal, and the final payment is adjusted so the balance ends at exactly zero. Calculations use unrounded values and only round for display.
Real lenders round each payment to the cent and may apply payments on different days, so a servicer’s statement can differ from our table by a few cents. Our figures are estimates for planning and education, not a payoff quote.
What the calculators do not include
Unless a page explicitly says otherwise, the calculators model principal and interest only. Property taxes, homeowners insurance, mortgage insurance, HOA dues, closing costs, prepayment penalties and lender fees are not included. Extra-payment results assume the extra amount is applied to principal every month and that the loan has no prepayment penalty.
Independence and advertising
AmortizeHub is not affiliated with any lender, broker or mortgage servicer, and we do not sell leads. The site is supported by advertising; ads are kept out of the printed schedule and are never allowed to change a result. See the privacy policy for details on advertising cookies.
Corrections
Accuracy matters, and corrections are welcome. If a number looks wrong, include the inputs you used and the result you expected, and send it to hello@amortizehub.com. Confirmed errors are fixed and the affected page’s “last updated” date is changed.
Not financial advice
Nothing on this site is financial, tax or legal advice. The calculators are educational tools. Before making a decision about a mortgage, refinance or payoff strategy, confirm the figures with your lender and consider speaking with a qualified professional.
